Promontory Ranch Club is a 7,000 acre gated community just north and east of Park City. Designed around four (possibly five) golf courses and an enviable amenity package, Promontory has brought a constant draw of attention over the last few years. Sales have been strong, with almost half of the 1,900 units having already been sold.
But evidently that’s not enough. The last several months have heard whispers of foreclosure, and worries about the future. The truth is not as juicy, but just as important to pass on.
Promontory is being developed by Pivotal Group, a firm know for several developments throughout the Southwest. To fund development, Pivotal pulled loans from several companies, one of which was Credit Suisse. Now several years later, Pivotal is apparently behind in payments to at least one of it’s lenders, and Credit Suisse has been leading a charge to take over at the development. This week though, Credit Suisse got hit with a temporary set back as a local judge allowed Pivotal Group to continue to manage Promontory as the lawsuit between Credit Suisse and the developers continue.
Though the outcome of the lawsuit and the net effect it has on current property owners has yet to be seen, it’s nice to know that business as usual is the name of the game when it comes to sales and amenities inside the gates. The second golf course opened this past summer, and the third course, a par three “short course” is slate to break ground this year. Work on the clubhouses continues, and the existing amenities are as busy as usual.

Is this the development called Hideout Canyon overlooking the resevoir and the backside of Deer Valley?

Nope, Hideout Canyon & Promontory are two different developments. But yes, Hideout Canyon is one of two golf communities that look across Jordanelle Reservoir toward the back of Deer Valley.
I think Hideout and Promontory have some amazing values right now… you’re going to find some great buys on new construction homes in Promontory. Hideout Canyon is kind of my Diamond in the rough. Lots of people skip over it, but I think it’s perfect for people who don’t need or want the full club membership that Promontory has. Check out the locations on this map:
